Who We Serve

Exterior Care for HOAs & Property Managers

Residents want results and boards want documentation. Our process is built to deliver both, with clear scopes, notices, and phased work.

How We Serve You

A Process Built for Association Work

Approvals, notices, phasing, and records are handled as part of the job, not as an afterthought.

Community walkthrough by zone

Buildings, sidewalk runs, pool decks, monuments, and perimeter walls are named and zoned, so the proposal maps to how your community is actually laid out.

A proposal your board can approve

Clear per-zone scope, methods per surface, and defined responsibilities for access, water, and notices, written to survive a board meeting.

Phased work, residents informed

Sections are cleaned in phases with advance notice, marked work zones, and dry walking routes kept open the entire time.

Scheduled upkeep & reviews

Recurring scopes include review points, so new buildings, resurfaced areas, or changed access never silently fall out of the plan.

What makes community service different

Common-area cleaning depends on good administration as much as good cleaning. It needs a scope every board member can read, notices residents actually receive, phasing that keeps walkways open, and consistent results from one building to the next. We structure the work around those requirements from the first walkthrough.

What we document before work starts

  • Common-area ownership and where association responsibility ends
  • Gate, key, and vendor-access procedures
  • Water sources and any usage constraints
  • Resident and tenant notice requirements and lead times
  • Parking, pool, and amenity closures needed per phase
  • The contact responsible for approvals and sign-off

Safety comes first

Slippery, algae-filmed sidewalks are a liability concern as well as an appearance issue. Phased pressure washing keeps dry routes open while sections are cleaned, and painted shared walls get soft washing so finishes are not damaged for the sake of speed. Gulfshine is licensed and insured, and we'll send a current certificate of insurance whenever your board or management company needs one on file.
